TERMS

The following conditions apply in order to rent a property through Alan Cooke Sales & Lettings:
  • The rental of a property is subject to satisfactory referencing and payment of the appropriate administration fee.
  • The administration fee is non refundable unless the landlord withdraws his offer to rent the
    property prior to a full reference check. However the landlord can refrain from renting the
    property subject to referencing.
The following fees apply for credit referencing and administration:
  • Single Applicant: £200.00+vat (£240.00)
  • Two Applicants: 250.00+vat (£300.00)
  • Each Additional Applicant: £140.00+vat (£168.00)
Prior to moving into a property the first months rent and deposit (6 weeks rent) will be required. This
can be paid in cash, bankers draft or personal cheque (subject to 10 days before move in date and
clearance). We do not accept switch/credit cards.There may also be an additional charge if a guarantor is required.*Please note that where there is more than one tenant, the lead tenant will be our primary contact for all matters regarding the property.

Prior to check in your rented property will be professionally cleaned payable by the Landlord. When
you check out of the property there will be a cleaning charge automatically taken from your deposit. The
cost of cleaning will be dependent on how clean you leave the property. For further clarification, please
